Semi-Custom Floor Plans

Not seeing everything you want in any of our plans? We understand and it's actually how we got started doing this! Our designers have the expertise and knowledge to turn those ideas into a reality! With years of experience in real estate, construction, and CAD design you can be assured that we can turn even your most complex idea into a beautiful and functional design. 

Simply click the above "Custom Plan" button at the top of this page to request a free consultation. We do ask that you at least jot down a basic idea of how you want the house to be laid out. You don't have to be an artist or go out and buy graph paper, we just need an idea of what kind of rooms you want and where you want them. We've drawn up plans from an idea jotted down on a napkin so don't let this part stop you! Our initial consultations typically take about an hour.

Custom plans are different for every client and vary in not just size but complexity as well. Typical pricing ranges from $0.25 per square foot up to $1 per square foot. For example there is a lot more that goes into a three story home with a walk out basement, than a single story 2000 square foot home, Pricing will be based off of complexity, size, and estimated hours of work to completion, with the typical custom plans ranging between $0.35-0.50/sqft. By the end of the consultation we will have enough information to give you an accurate quote. When you are ready to get started we will email you a basic contract and request a 50% deposit to begin work. 

You will receive an initial 2D floor plan within the first few days once work gets started. This is not meant to be a finalized product but will be a basic layout of the floor plan that was discussed during the initial consultation. We understand that it can be difficult to take an idea in your head and put it down on paper so we do stress that this is just an initial draft so that we can discuss the things you like, things you may not have thought about initially, and go over the revisions you would like to make. 

Your second draft will be a more detailed version of the initial draft reflecting all of the changes and containing more detailed measurements. At this point we will see if you want any more revisions to the floor plan itself. If necessary we will do a third draft to reflect those changes. Once you have approved the floor plan we will begin the process of building the house "up" into a full scale 3d model with exterior renderings and final dimension modeling. When this is complete a final completed draft will be sent to you for final approval. 

Your plans are ready! We will send you all of your plans with overall dimensions, elevations and renderings to look through and give a final approval on. Once we receive your final approval an invoice will be sent out to for the remainder of your balance and we will send the blueprints to our printer. Your blueprints are typically received within a week.
